Why do you charge just 1% to sell homes?For two reasons: First, that's all I would be willing to pay, so that's what I charge. And the second reason goes along with the first; that's what I feel the service is worth. The internet has drastically reduced the amount of time, effort, and money it takes to market and sell homes, yet agents still want the same 6% commission. The better question would be, Why are agents still charging the same 6% commission even though the internet and technology have made their jobs much less complicated?

How are you going to market and sell my home?We use the same strategies that every other real estate agent uses. We use the same MLS, we pay for professional pictures, and your home will be listed on all the major real estate websites like Zillow, Realtor.com, Trulia, Redfin, etc. Here's a little industry insider secret: there are no marketing strategies that some agents are privy to that others are not. We all do the same things to market and sell homes. Other agents just charge a whole lot more to do it.

Will a 2.5% buyer's agent commission make it harder to sell my home?No, that has not been my experience. A 2.5% commission on the sale of your home is a respectable commission. It's also becoming much more common to see. In my opinion, whether the buyer's agent commission is 2.5% or 3%, it will be a non factor when it comes to the sales price of your home or how quickly it sells. It simply doesn't matter. I sold my own home not long ago and this is how I did it.

Are you full service?Absolutely! We take care of every detail of your transaction. Most of the time, the only thing I need sellers to do is sign paperwork (which can usually be done electronically), approve showings, and keep the home neat and clean for the showings. Other than that, I'll take care of the rest.

Do you host open houses?No, and here's why: According to the National Association of REALTORS (NAR), open houses account for just 4% of home sales. And they even include real estate yard signs in that number, so open houses account for even less than that. Here's another industry insider secret: the reason real estate agents host open houses is to get buyer leads. Agents will have potential buyers "sign in" and provide their contact info as they enter your home. Now, that agent has some buyer leads to work with. They actually teach this as a lead generation strategy in real estate school. I have agents call me all the time asking if they can host open houses at my listings. They do this because they know they will get leads, not because they believe they will sell the home.

Do you offer a commission rebate for buyers as well?We do. If we sell your home and you would like us to help you find your next home, then you will receive a .5% commission rebate to help out with closing costs or moving expenses or whatever you like. The only stipulation is that the home you purchase must offer a 3% buyer's agent commission, which there's a pretty good chance of that being the case.

I want to FSBO, but I may need help selling. Can you help?Yes. There is an addendum, or amendment, to a listing agreement called the Exclusive Agency Addendum. It simply states: You are free to continue to market the home as you see fit, and if you find the buyer through your own efforts, then you do not owe a commission. If I find the buyer, then you do. The way it works is you provide me with the names of the people you find through your own efforts, and if any of those people buy your home, you do not owe a commission. It's that simple. The only stipulation is that I am to be reimbursed $300 for pictures and expenses in the event that happens. If professional pictures aren't needed, then it's a $150 reimbursement fee.
